Hemberger St, South Philadelphia PA

Flip #1 (2018)

 

This project included taking a very cramped 3 bedroom, 1 bathroom house down to the studs and transforming it into a 2 bedroom, 1.5 bathroom home with a finished basement and laundry room. The biggest misstep with this project was betting that the Point Breeze neighborhood prices would start to push out into this neighborhood.  We finished up our project months ahead of the other flips that were in progress on Hemberger Street and some surrounding streets, which forced us to list at a lower price than anticipated due to a lack of comps. The deal still turned out to be minimally profitable and we officially had our first completed Fix & Flip!

Flip #2 (2018)

 

A 3 bedroom, 1 bathroom row home in Briarcliffe. This project included adding central air, upgrading the forced air heat system, upgrading the electrical service, finishing the basement, and full renovations in the kitchen and bathroom. If we did this house over again, the main thing we would do differently would be the flooring in the living room and dining room! We did not plan on staining the floors that dark, but when we found out that the there were quite a few spots on the original hardwoods that would not sand out properly for a lighter stain, we opted to go darker instead of just laying down some LVP, which would have made for a bigger, brighter look.

Flip #3 (2019)

 

Another 3 bedroom, 1 bathroom rowhome in Briarcliffe. The project included upgraded utilities, adding central air, finishing the basement, refinishing the original hardwood floors, and fully renovating the kitchen and bathroom. By this point we have started to establish better systems to get all of our work done on schedule and on budget. We could not have been happier with how this home came out!

Flip #4 (2020-2021)

 

Our most ambitious project to date by far. This Fix & Flip had us turning a 2 bedroom, 1 bathroom Cape Cod style home with a cramped attic and a goofy floorplan into a 3000sqft, 5 bedroom, 3.5 bathroom home featuring a first floor master suite (formerly the 2 original bedrooms), walk-in closets in all bedrooms, and a fully finished basement that includes a bonus room, bedroom, full bathroom, storage closets, and a dedicated laundry room. Needless to say, this was another down-to-the-studs renovation. The amount of unexpected twists and turns that came along with a project of this size is too long to list, but it was yet again another great learning experience!

Flip #5 (2021)

 

This 4 bedroom, 1.5 bathroom was a quick and straightforward remodel since the home was already in pretty nice shape when we bought it! We did have to replace the sewer main (which also meant jacking up & repaving the driveway) and then we had to make some electrical upgrades, re-plumb & renovate a 2nd floor powder room, and replace the furnace, but other than that it was just wallpaper removal, painting, stainless steel appliances, granite countertops, new carpets, new flooring, new hardware, and new light fixtures. Our end-buyers wanted to keep some of the furniture that the previous owner left in the home, so that was another bonus.

Flip #6 (2021)

 

Another 3 bedroom, 1.5 bathroom Warner West Row Home. We had to pay "Cash for Keys" to get tenants to leave and then had to deal with cleaning out and cleaning up the property before getting started with the renovation. The scope of this project included: all new plumbing, some electrical upgrades, all new windows, replacing a cracked joist, a new concrete patio, landscaping cleanup, cutting down a tree, new half bath, new hall bath, new kitchen with stainless steel appliances, wall-to-wall cabinetry & granite counters, LVP, carpet, and paint.

Flip #7 (2022)

 

This was probably the WORST house we've purchased up to this point. 3 bedrooms, 1 bathroom, oversized 1.5 car garage, and decent sized front & back yards. This was a hoarder house that was jammed from floor to ceiling throughout the whole house, so we could hardly even get a great look at the inside before we put an offer in.  Once we cleared everything out and started demo we realized that there was significant termite damange throughout the entire home and even the areas that weren't effected by termites were "wonky". Not a single straight wall or perfect corner in the whole place! The trickiest part about design on this project was that the original layout had no dining room and also had the washer and dryer set up between the sink and refrigerator in the kitchen! The scope of this project was: a full cleanout, full gut, new roof on home & garage, new garage door, electrical service upgrade & complete rewire, all brand new plumbing (which meant we had to cut into the slab foundation since there was no basement or crawl space), brand new HVAC system adding central air & converting from oil radiant heat to heat pump, remediating & replacing termite-damaged framing, all new walls/ceilings/doors/windows/etc, building a more space-efficient utility/laundry closet, landscape cleanup, brand new driveway, fresh paint inside & out, brand new kitchen, brand new bathroom, and waterproof LVP throughout the entire home
